Seven steps to buying a home

 

1.  Register To Be Eligible To Receive Your Rebate

2. Determine How Much Home You Can Afford

If you are not already working with a lender, we offer a free pre-approval.  Begin by going to http://www.servingpugetsound.com/mortgage.php and request your pre-approval.  You can also see our chart on FAQ page to help determine how much you should be looking at in payments versus income.

3.  Determine where you want to live.

You can learn some very valuable information about neighborhoods at the following websites:

     Zillow.com lets you explore estimated
     property values in different
     neighborhoods.  

BestPlaces.net profiles 3,000 cities, and includes information about crime, climate, cost of living, and schools.

4. Search for homes in your price range.

Go to our website FtLewisHomesForSale.com to search for homes, then make a list of homes you’d like to investigate further. E-mail the list (with MLS numbers) to us from the website or at BarransRealty.com , and we’ll provide you with a full client MLS printout for each of the homes and research any details you may want.

5. Call us at 253-862-5558 or email your agent with your phone number and the best time to reach you.

We’ll give you a private showing of the  homes you would like to preview and provide you with comparative market analyses, assessor’s records, and parcel or plat maps.

6. Make your offer.

We'll prepare it for you and work exceptionally hard to get you the best deal possible.

7. Let Us Do The Rest Of The Work

Once your offer is accepted, we‘ll handle all of the paperwork required from contract to close of escrow. We‘ll do our best to make sure your transaction is smooth and successful. If the transaction doesn’t close, you owe nothing.

     Careful!  Real estate agents operate on the principle of “procuring cause” when determining who gets the buyer’s agent’s commission. A simple mistake can cost you thousands of dollars.

     For example, if you visit an open house and sign the guestbook, enter a raffle, or give out your name, you may be unwittingly rewarding the listing agent with thousands of dollars for “finding you.”

     If you’re interested in buying a new home, please note that many builders won't pay a commission to your agent unless you’re accompanied by that agent during your first visit.

 

     Think you can save money by making an offer without an agent? Don’t count on it. If you make an offer without representation, all of the buyer’s agent’s commission goes to the listing agent as procuring cause.
